1. Feasibility Studies + Preliminary Designs (i.e. reports, sketches,etc.)

An initial site study helps our clients to understand the zoning and capacity of their property. We will provide a detailed report that summarizes the site permitted types of buildings/businesses, building design implications (i.e. size, height, setbacks requirements, etc.) and allowable parking standards (i.e. number of parking required, size of parking, parking layout, etc.). Through our feasibility study, we can then produce preliminary designs of the entire site and schematic sketches of the floor plan in order to help our clients create a budgetary schedule and form real discussions with the city.

2. Schematic Designs - preliminary architectural drawings

The design process can begin once the site has been established and the building size, height and use is clearly defined. The level of detail will result in an initial site plan, building orientation layout, elevation designs, and preliminary floor plan layouts.

3. Design Development

Further development and refinement of the design, scope of work and programming will take place through the coordination of all professional consultants. At this stage, we would recommend submitting all documents for a budgetary take-off (i.e. Class B cost estimate). In addition to prepping the site plan, elevations and floor plans for submission to the city’s required Site Plan Approval process, the floor plans, along with unique design elements, materials, finishes and specifications will continue to be refined.

4. Construction Documents - Permit and Tender Contract Documents

All contract documents (i.e. arch, mechanical, electrical, plumbing, structural) will then be produced for Permit and tender stages. Once permit and tender have been issued and awarded, then these documents will be issued for construction.

5. Construction Administration - coordination and management

As construction takes place, we assume responsibility to oversee adherence to contracted construction documents through our periodic field inspections/site reports and attendance of all scheduled contractor meetings. Shop drawings will always be reviewed and approved back in the office and we will act as the payment certifier through schedule of works.
